Count what every villa includes
Crown's villa pages list the same core inclusions for a villa booking: valet parking for one vehicle, a bottle of Champagne on arrival, and breakfast at Epicurean, or an in-room breakfast credit instead. A dedicated butler looks after the villa. The One Bedroom Deluxe Villa page also lists Bvlgari white tea bathroom amenities.
The in-room breakfast credit scales with the villa: Crown lists $100 for the one-bedroom villas, $200 for the two-bedroom and $300 for the three-bedroom, on the pages we read on 1 November 2026.

Step outside in the Crystal Villas
Crown describes the One Bedroom Deluxe Villa with a balcony and the Crystal Villas with a private outdoor terrace. On a warm Sydney evening that terrace is the difference between watching the harbour and being out in its air. The Two Bedroom Crystal Villa adds a six-seat dining table for a dinner you don't have to book anywhere.
Read the floor numbers carefully
Crown calls the Harbour Villa's floor the 87th and the Presidential Villa's the 88th. The Barangaroo precinct site and Wikipedia both count 75 floors in the building. The two systems don't match, and Crown doesn't explain its numbering. Take "87th" and "88th" as Crown's labels for the top of the tower rather than a count of storeys.
Note the conflict on the Presidential Villa
The Presidential Villa's page header says 820 square metres and its text says 800. Either way it's two levels with a private heated infinity pool, a media room and a pool table, and it's offered by enquiry only. If it's on your list, ask us and we'll pass the enquiry on.
